Describe the job and the property.

Give the address, the symptom and whether the work is urgent or planned. If you already know the affected fixture or system, include its make or model. A clear brief helps the plumber judge what needs to be assessed before a price can be confirmed.

Mention access restrictions early. Apartments, locked common areas, roof work and concealed pipes can require arrangements that aren’t obvious from the initial problem description.

  • What’s happening and when it started
  • Which rooms, fixtures or units are affected
  • Any previous repair or inspection findings
  • The access contact and person authorising work

Separate attendance, diagnosis and repair.

Ask whether the initial charge covers attendance only, an investigation, a defined repair or a combination. Some faults can’t be priced accurately until the cause is known.

For an urgent or after-hours visit, discuss the applicable charges before booking. If a minimum charge or assessment fee applies, understand what it includes. An enquiry form by itself doesn’t confirm an appointment or an agreed price.

Compare the same inclusions.

A pipe repair quote may need to cover access, excavation and surface reinstatement as well as the plumbing. A hot water quote may involve removal of the old unit or work by another trade. Ask which parts are included and which are excluded.

If you’re comparing quotes, check that they address the same defect and repair length or equipment. Different scopes can produce different totals without being interchangeable.

  • Proposed repair, product or pipe section
  • Labour, materials and any specialist investigation
  • Access, removal and reinstatement
  • Any other trade or disposal arrangements
  • Applicable taxes and the total amount payable

Agree how extra work is approved.

An inspection can reveal a concealed fault or change the recommended scope. Ask how that will be explained and approved before further work starts.

At handover, request an explanation of the completed work and any follow-up recommendation. Keep the invoice, product information and written warranty terms together. For managed properties, include the work-order reference so the records can be matched to the correct building.
