Follow the water beyond the visible stain.
Rainwater can enter at a roof junction, escape from guttering or back up from a downpipe connection. Once inside, it may travel before appearing on a ceiling or wall. The assessment needs to connect that visible symptom to the roof and drainage conditions rather than repair directly above a stain without checking the route.
Tell Scott & Sons whether water appears during ordinary rain, only a heavy downpour or after rain has stopped. Mention wind direction if you've noticed a consistent pattern, and whether the issue began after roof work. Ground-level photographs and earlier reports are useful; there's no need to climb up to obtain a closer view.
Distinguish cleaning, repair and drainage design.
Debris can restrict an otherwise serviceable system. A failed joint or deteriorated component needs a repair decision. A system that overflows despite clear outlets may require assessment of its layout or capacity. Those possibilities overlap, so a cleaning visit and a repair quote shouldn't be assumed to address the same problem.

Choose the extent of repair from the condition.
An isolated failed connection on sound material can lead to a different scope from widespread corrosion or repeated repairs. Ask which components are serviceable, which are being replaced and what the proposed repair is intended to stop. A surface patch without a clear explanation of the entry route can leave the original cause unresolved.
Replacement components also need to work with the existing roof and rainwater system. Material compatibility, connections and discharge arrangements matter alongside appearance. If larger work or a design assessment is needed, identify that before proceeding with a small repair that depends on a bigger unresolved issue.
Connect roof plumbing with stormwater below.
A functioning gutter still needs somewhere for the collected water to go. A restriction at the base of a downpipe or in an underground stormwater line can cause symptoms higher up. If water collects around the building, the route beyond the roofline should be included in the discussion.
Hornsby Council describes stormwater as a system collecting rainfall from roofs and hard surfaces, separate from the sewerage network. Don't connect roof water to sewer plumbing or redirect it towards a neighbour as a quick fix. The correct drainage destination needs to be established as part of any alteration.
What affects the quote and programme.
Building height, access, roof condition, the length of affected components and required materials influence cost. Safe access equipment can be a significant part of roof work. Weather may change what can be inspected or completed safely, so the programme should account for the actual working conditions.
Confirm whether the scope is investigation, cleaning, local repair or replacement. Identify access equipment, waste removal and any internal repairs separately. For a shared building, provide the manager's requirements, affected units and an authorised contact. A repair programme is easier to coordinate when access and approval don't need to be resolved during attendance.
Prepare safely and retain useful findings.
Record the timing of water entry from inside a safe area and take external photographs from ground level. Don't climb on the roof, walk across roof sheets or enter a roof space affected by water or electrical hazards. Keep the inspection findings and any photographs supplied with the repair record. Note the next maintenance action and whether other work remains outstanding.
